REPRESENTS you in meetings/negotiations (including Florida Statute 723 mandated statutory meetings) with Sun Communities’ local and corporate management. The HOA continues to encourage Sun Communities to upgrade and maintain community amenities and common areas, and to ensure compliance with and enforcement of community rules/regulations while keeping rent increases modest and below the maximum. Over the last 5 years, your HOA’s rent increase negotiations with Sun Communities, Inc. has saved residents with Prospectus 2 Leases an average of $1,468.
IS YOUR VOICE for resolving issues with the local Sun Communities management. The Board sponsors and staffs a Homeowners’ Concerns Committee that meets with local management to discuss those resident issues.
SPONSORS and MANAGES the BINGO sessions on Tuesday evenings in the clubhouse with the help of loyal volunteers.
PURCHASED a Radar Speed Sign & partnered with Sun Communities to Purchase an Outdoor Electronic Message Board.
SUCCESSFULLY LOBBIED Sun Communities Management for enhancements that provide convenience, additional safety and increased activities:
1) Installation of Security Cameras at Front Entrance Gates 6) Additional Park Benches for Walkers
2) Installation of 2 Bocce Courts & Equipment Shed 7) Repairs to the Golf Cart Path
3) Shuffleboard Courts Resurfacing and New Benches 8) Tennis Court Resurfacing
4) Construction of a 2nd Fenced-in Pet Area 9) Installation of 2 Pickle Ball Courts
5) Replacement of Long Sections of Perimeter Fencing
SPONSORS a Welcome Committee for new residents. Committee members answer any questions people may have as new Hamptons residents, and the committee may also distribute local town/community information. The committee provides a professionally printed and bound Homeowner’s Guide.
MAINTAINS an email communications list whereby residents are immediately notified of important issues. Those communications may also include Safety/Security announcements, notices of community concerns/events, and notices from the HOA. The HOA sponsors an
HOA Facebook Page and maintains a web site (www.HOAHamptonsFL.com) to expedite communications to all Hamptons residents. The newest addition to our communications tools is a new mobile phone app for HOA members. The HOA works to ensure that every homeowner is knowledgeable of the rights and obligations/responsibilities of both Sun Communities management (landowner) and of the land renters (residents).
SPONSORS and COORDINATES recycling of aluminum cans. This generates funds for HOA use and provides a much needed service to residents.
DELIVERS the community news bulletin (Hampton Herald) via a team of generous volunteers.
PREPARES and PROVIDES (at no cost to residents) a professionally printed and bound Resident Directory with names, addresses and phone numbers plus a street map.
CONDUCTS the Annual Member Meeting and multiple Board of Directors’ meetings in a spirit of transparency and cooperation. These meetings may lead to discussions of the provisions of Florida Statute 723 and the provisions of the signed leased-land prospectus.
MAINTAINS records of its legal by-laws and updates and makes changes as needed. The HOA Board of Directors is elected democratically by its members and thus answers to its members, and provides a delegate to the Federation of Manufactured Home Owners (FMO) functions and training sessions.
