We held back 2021 Resident Phone Directories for Seasonal Residents who returned home before they were delivered to the households in April. Any seasonal resident who wishes to receive a 2021 Di-rectory should call Rich Moyer at 863-937-7856. Leave a message. He will deliver a copy to your house within a couple of days. Quantities are very limited so we can only provide one per house-hold.
The HOA Directors will hold a regular Board Meeting on November 18 at 7:00 PM in the Ballroom. Currently, we plan to broadcast the meeting on Facebook Live so you can virtually attend the meeting in the comfort of your home or view it the next day on the HOA Website. Residents are always encouraged to attend in person in the ballroom.
In January, the HOA will announce the launch of a Members-Only Portal on the HOA website. This will be a special place for members of the HOA to access information and details available only to HOA members. In January, HOA members will be receiving an email from [email protected] asking them to join the portal. We will update you on this information as it gets closer to the launch date.

October 2021 - News from the Homeowners Association
The Hamptons Homeowners Association is looking forward to 2022 as a banner year for the HOA. We have been working during the summer to put together what we believe is the beginning of an exciting era for the organization. Over the next few months, we will be announcing a number of changes and new ideas that will be of benefit to our members as well as to all of the residents of the community. Here is a brief update on some of the changes the HOA is making:
• Starting in 2022, we will begin issuing membership cards to the members of the HOA. These cards will be used for discounts on events, and for other member benefits as they are announced. Carry a photo of your membership card on your smart phone so you won’t have to worry about losing it or accidentally leaving it behind when you need it.
• Effective October 1, 2021, the website address (flhamptons.com) will be phased out and replaced with the new address, www.HOAHamptonsFL.com. This change was made to identify the website as part of the Homeowners Association, to provide consistency when contacting us, and to separate the HOA from others using that URL. We will keep the current address until April 1, 2022. We encourage you to make this your new bookmark for accessing our website.
• Effective October 1, 2021, the email address for contacting the HOA will also change. We are moving away from [email protected] to the new address [email protected]. We will maintain the current email address until April 1, 2022 to give residents the time to make the adjustment in their email contacts.
• To remind you of these new addresses, in the packet of information you recently received, we included a refrigerator magnet for you to use to remind you of those changes.
• We are pleased to announce that HOA entertainment activities are back! We’re in the process of planning four entertainment events featuring some groups you may not have heard before, so you won’t want to miss any of them. We will have special ticket prices for HOA members along with an opportunity to save even more by buying a season ticket. Stay tuned to our website and Facebook page for more information as we develop the program.
• We are developing new technology for our members. Our IT Committee has developed a special section of our website for HOA members as well as a smart phone app for HOA members to have easy access to information. More on these two technology innovations to come.
• We have operated bingo for several years with no changes to the program while costs of materials have increased upward of 20%. Unfortunately, we must increase the price of the small pack of 10 cards from $3 to $4, and the price of the large pack from $5 to $6. This will enable us to continue to purchase materials associated with bingo while spreading the cost of the increase over 20 games to only 5¢ per game, and returning the $1 by increasing payouts by 96¢ for every $1 of the increase.
• HOA Volunteers drop off the Hamptons Herald on the doorsteps of our residents every month. Recently three of our regular deliverers have sold their houses and moved away. We need new volunteers to fill in the gaps we have. This would require 1-2 hours each month to deliver your designated route. We have substitutes to fill in whenever you are not available. If you are interested in learning more, please call Rich Moyer at 863-937-7856.
Note: On the brochure included in your HOA membership packet, it states Bingo is on Thursdays. This is incorrect. It should read Bingo is on Tuesday as it has always been. We apologize for the error.

A Message From Your HOA's President - Rich Moyer
Everyone knows what a Home Owner Association (HOA) does and does not, right? MAYBE NOT!
Our understanding of HOAs is usually formed by personal experience or by hearing the horror stories that are presented by the media. So it’s important that we help you understand why your HOA is different. Florida law dictates the structure and relationship between our HOA and Sun Communities (who owns and runs the park).
In some communities you must be a member of the HOA to even live there. Not us! Membership in the Hamptons HOA is strictly voluntary. Other HOAs impose heavy fines for violating their rules. We don’t do that. Only Sun Communities has the authority and responsibility to enforce the rules. Other HOAs have yearly membership dues in the hundreds of dollars because they are responsible to provide and maintain the community “common use” amenities. Your yearly membership fee is only $15. Sun Communities is responsible for the amenities here. Other HOAs must approve any changes to your home and property. We can’t and don’t. Here, Sun is the only entity that can approve or restrict such changes.
So by now you are wondering just what does your HOA do! The motto on our LOGO says it all. We are “Your Voice in the Community.” We represent your issues and interests to Sun Communities management. We have successfully negotiated lower lot rent increases over the last five years which have saved the average Prospectus 2 homeowner $1,468 in lot rent. We represent your interests in terms of additional activities and amenities throughout the community. The Dog Parks, Bocce Courts, Pickleball Courts and improved lighting are only a few examples of our successful negotiations with Sun. And on those occasions where you have discussed a problem with Sun Management and are not satisfied with their response, we will work on your behalf to resolve your issue with Sun. We also have some new, exciting ideas in 2022 on how we can provide additional benefits unique to our HOA members.
The HOA does not have the power to tell our landlord Sun Communities what to do. The HOA does not have any power over the residents. In fact, the HOA must walk a fine line when dealing with Sun management and the residents. All we can do is foster a sense of cooperation and respect among all parties. We constantly work to accomplish this. So typically Sun Communities management gives us some of what we ask from them but they don’t give us everything we want. You - our residents - are the only source of power we have. I am sure you want your HOA to be in a strong position when they are trying to make things better in the Hamptons.
Please join us and help your HOA increase its membership numbers. Ask your friends and neighbors to join also.
Thank you,
Rich Moyer, Hamptons HOA President

Subject: Front Gate Status
SITUATION: The security gates to our community were compromised last Monday by a lightning strike that rendered the gates inoperable. Sun Communities reported that the main control was damaged beyond repair and installing a new mechanism would take about a week.
UPDATE: Out of concern for the safety and security of our community, the Hamptons Homeowners Association (HOA) has contacted the Polk County Sheriffs Office (PCSO) advising them of the security gate situation, and requesting increased patrols during the time the security gate is inoperable. The PCSO advised the HOA that they would increase their level of patrol in the Hamptons during the times the gate is usually locked (evenings). We will continue to update you on this situation as it develops.

Subject: Annual Meeting of the 2021 HOA Members
Annual Meeting of the 2021 HOA Members is Postponed Indefinitely. This is the annual meeting where the HOA Board of Directors (BOD) turns over control of the HOA to the members. It was scheduled for Thursday, 11 February this year. The members would normally control the agenda and vote on any business that they propose. To do so, we must have a quorum of members representing at least 30% of our members’ residences. Otherwise, no business can be conducted. As far back as Mike and I can remember, there has never been a quorum present at any of our previous annual meetings. So we typically give the various committee reports and that is all that is addressed. Because the ballroom is currently restricted to not more than 75 people, it will not accommodate the required quorum. Therefore, the HOA BOD voted last week to postpone the 2021 meeting of the HOA Membership until the restrictions on the capacity of the ballroom are fully restored and can accommodate the necessary quorum. We will give a thirty day notice of the rescheduled meeting. The schedule of 2021 Regular HOA Directors meetings is not changed.

Subject: 2021 Hamptons HOA Board of Directors (BOD)
2021 Hamptons HOA Board of Directors (BOD). Just prior to an emergency meeting Thursday evening I had the honor of installing the four newly elected members of the Hamptons HOA BOD. Newly elected Directors include Kathy Hall, Mary Kay Colclaser, Dave Stuart, and Darry Armstrong. These new Directors didn’t waste any time getting down to business. They joined returning Directors Denny Flynn, Gary Hubbard, Mike Barry, and Rich Moyer in appointing our ninth and final member of the 2021 BOD, Kathy Wright. Having worked in various roles with these new Directors over the past year, I assure you that these may be some of the most energetic and capable people to ever step up and run you HOA. Your HOA is in very good hands, indeed. Congratulations to each of the new Directors!
Thanks,

Thanks,
Rich Moyer
The Hamptons Homeowners, Inc. (Association or HOA) is a “not for profit” corporation founded in 1993. The Association was incorporated under the jurisdiction of Florida Law Statue N. 723-Mobile Home Park Tenancies. This law assures our Association the legal right to negotiate with park owners Sun Communities, Inc., their management/agents, and others on issues of common interest to homeowner members. The law also gives the Association “first right of refusal” if the park is ever offered for sale.
Additionally, the association coordinates functions such as welcoming, recycling, emergency preparedness, and other programs for the good and welfare of the community. It provides an essential source of important information for all homeowners, membership benefits, and a channel for resolving homeowner member concerns.
